These are the Terms and Conditions that apply to your booking and subsequent stay in our cottages at Melbecks. Please ensure that you and the members of your party are aware of the them.

Melbecks is a quiet, relaxing place and our Terms and Conditions are drawn up to be in line with this ethos.

Booking A Cottage

You can request to book a cottage through the website or via email. Upon receipt of a request to book the cottage will be reserved for five days. You will be requested to pay a deposit of 30% of the booking price, or the full amount if the booking is within six weeks. Your reservation will expire automatically if no payment is received.

Once payment is received your booking will be confirmed. If you have paid a deposit then the balance is due six weeks prior to the start of your holiday. We request payment by BACS but can accept a cheque. Payment details and a payment reference will be issued when the payment is requested.

Cancelling A Booking

If you cancel your booking before the balance is due (6-weeks prior to the start of the holiday), then we will refund your deposit in full. If you cancel after the balance is due, then the balance will need to be paid and a refund will only be given if we are able to re-let your holiday booking.  If we successfully re-let your holiday booking at (or above) the original price then you will receive a full refund of the monies paid minus a £60 re-let charge for expenses incurred in re-letting your holiday booking. If we discount the rental price in order to re-let your holiday booking then you will receive the discounted price minus a £60 re-let charge

Changing A Booking

If your booking is within the period November to March, excluding the Christmas and New Year weeks, then there are no restrictions on changing your booking.

If your booking falls in the period April to October, Christmas or New Year then:

  • If you have only paid a deposit then we simply move the deposit to the new dates making an adjustment of the balance  for any difference in the rental price.
  • If you have paid the balance then we would reserve your new dates but treat your original booking as a cancellation – see Cancelling A Booking.

Cancellation By Us

If we have to cancel your booking then you will receive a full refund. This does not apply if the cancellation is due to “acts of God”, riot, civil war, failure of a utility service or transport network, strikes, fire, flood, storm, breakdown of plant or machinery.

Cancellation Insurance

We do not provide Cancellation Insurance but strongly urge you to take out a holiday insurance policy.

What Your Booking Includes

All electricity charges are included in the rental price. However, please be considerate and do not leave lights and heaters on in the cottage un-necessarily.

All bed linen and towels are provided. Spare blankets and throws are also available.

Cleaning products are provided, namely: washing up liquid, dishwasher tablets, washing liquid, multi-surface cleaner, hand soap, tea towels, dishwashing sponge, oven gloves, etc. We do not provide food or personal hygiene products.

House Rules

Failure to observe the House Rules may result in you being asked to leave without recompense.

Maximum Occupancy

Do not exceed the maximum number of guests for your cottage. These are Uldale – 7, Dash, Skiddaw & Dodd – 4 and Randel 2. Infants occupying a cot are not included. Please note Dodd and Randel are unsuitable for infants.

The Games Room

The Games Room is a shared facility so please behave considerately when using it. Younger children should be supervised when using the Games Room as accidents can happen. Please do not damage the equipment and furnishing. Please keep the noise / music to a level acceptable to other guests.

Pets

Please do not let your pets in the bedrooms.

Please clean up any dog mess in any part of the grounds and driveway, and deposit in the refuse bins.

Dogs must be under your control at all times and not allowed to run free as we are surrounded by sheep, and have sheep ourselves. The grounds are enclosed, except for the driveway, but a determined dog would be able to escape the confines of the garden.

Fireworks

Fireworks are not allowed at any time. The reason for this is that we usually have pets staying in our cottages and are surrounded by farmland occupied by sheep & cattle.

Housekeeping

We do not expect you to fully clean your cottage before you depart, just ask that you treat it with respect during your stay. Please do clean all cooking utensils, crockery and cutlery. If anything is chipped, damaged or broken then please let us know & leave it out.
